Terms of Service

1. Introduction
These Terms of Service govern the provision of structural repair and building services by My Trusted Builder Ltd (Company No. 15826076), trading as Greenwich Structural Repairs ("we", "us", "our"). By engaging our services, you ("the Client") agree to be bound by these terms.
2. Scope of Services
Greenwich Structural Repairs specialises in structural repairs, drainage, electrical work, roofing, leak detection, waterproofing, and building reinstatement. The specific scope of work for each project is defined in a written quotation or proposal, which forms part of the contract.
3. Quotations and Estimates
- Free initial assessment: We offer a free initial site visit and assessment for most projects within our service area.
- Quotation validity: Written quotations are valid for 30 days from the date of issue.
- Accuracy: Quotations are based on visible conditions at the time of survey. Hidden defects discovered during work may require additional charges (see Section 8).
- Not a contract: A quotation does not constitute a contract until accepted in writing by both parties.
4. Payment Terms
- Deposit: For works exceeding £1,000, a deposit of up to 25% may be required to secure materials and scheduling.
- Stage payments: For larger projects, payments may be scheduled by milestone (e.g., 25% deposit, 50% upon completion of structural work, 25% upon final completion).
- Final payment: Due within 7 days of completion unless otherwise agreed.
- Payment methods: Bank transfer, cheque, or credit/debit card (card payments may incur a 2% surcharge).
- Late payment: Overdue invoices may incur interest at 8% per annum above the Bank of England base rate.
5. Programme and Delays
- Start dates: Agreed start dates are provisional until all prerequisites are met (e.g., structural engineer approval, materials delivered, deposit received).
- Completion time: Estimated completion times are indicative and may be affected by weather, access issues, unforeseen structural conditions, or changes to the scope.
- Delays beyond our control: We are not liable for delays caused by factors outside our reasonable control (force majeure).
6. Access and Site Conditions
- Access: The Client must ensure clear and safe access to the work area, including parking arrangements where required.
- Utilities: The Client is responsible for ensuring utilities (water, electricity) are available unless otherwise agreed.
- Clearance: The Client should remove fragile items and personal belongings from the work area before work commences.
7. Variations to the Scope
If additional work is required or the Client requests changes:
- Variations must be agreed in writing (email is acceptable) before work proceeds.
- Additional costs will be calculated at our standard rates.
- Time implications will be communicated and agreed where possible.
8. Hidden Defects
Structural repair work often reveals hidden defects not visible during initial survey (e.g., concealed timber decay, additional cracking behind plaster). In such cases:
- We will inform the Client immediately.
- A written variation will be provided with costs and time implications.
- Work will pause until the Client approves the variation (unless the situation is an emergency affecting safety).
9. Guarantees and Warranties
- Workmanship guarantee: We provide a 10-year indemnified guarantee on structural repair work, insured through a third-party provider.
- Manufacturer warranties: Materials and products (e.g., boilers, EPDM roofing) carry manufacturer warranties, details of which will be provided.
- Exclusions: Guarantees do not cover damage caused by third parties, structural movement unrelated to the original repair, lack of maintenance, or force majeure events.
- Transferability: The 10-year guarantee may be transferable to a new property owner upon sale (subject to insurer terms).
10. Insurance
- Public Liability Insurance: We hold Public Liability Insurance up to £5,000,000. Certificate available on request.
- Employer's Liability Insurance: Held as required by law.
- Contract Works Insurance: Held for projects in progress.
- Client's insurance: For insurance reinstatement work, the Client is responsible for maintaining their own buildings insurance.
11. Cancellation by Client
- Cooling-off period: For contracts signed away from our business premises (e.g., at your home), you have a 14-day cooling-off period under the Consumer Contracts Regulations 2013.
- After cooling-off period: If you cancel after work has commenced, you will be charged for all work completed, materials purchased, and any non-cancellable subcontractor bookings.
- Deposit: Deposits are non-refundable after the cooling-off period if materials have been ordered specifically for your project.
12. Termination by Us
We reserve the right to suspend or terminate work if:
- Payment is not received by the due date.
- The Client fails to provide necessary access or site conditions.
- Health and safety concerns arise that cannot be reasonably mitigated.
- The Client breaches these Terms of Service.
13. Health and Safety
We comply with all UK health and safety legislation including the Construction (Design and Management) Regulations 2015. The Client must comply with reasonable safety instructions provided by our team.
14. Complaints

- We will investigate and respond fully within 10 working days.
- If unresolved, we offer mediation through a recognised construction dispute resolution service.
15. Limitation of Liability
- Our total liability for any claim arising from our services is limited to the contract value.
- We are not liable for consequential losses, loss of profit, or loss of use.
- Nothing in these terms limits our liability for death or personal injury caused by our negligence.
16. Governing Law
These Terms of Service are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any disputes.
